How a project runs

Four stages, and you can stop after any of them.

A phone call, a design stage, a written proposal, then construction. Nothing about a remodel with Avid Builders starts with a crew showing up unannounced.

  1. 01

    Phone consultation

    Every project starts with a phone call, not a sales visit. You talk to Avid Builders about the house itself: which rooms you want to change, what is working, and what is not.

    This is where priorities, budget and expectations get named out loud, before anyone draws anything or measures a wall. If you are weighing a full kitchen against a smaller update, or wondering whether a lower level project is realistic this year, that gets talked through here rather than guessed at later.

    Nothing is committed at this stage. What you decide is simple: whether the project is worth moving into design, and roughly what you want it to include. That is enough to start.

    Design stage

    This is the stage that decides whether the proposal that follows actually holds, and it is worth explaining why. One customer, Erin Vining, described the estimate she received as coming in almost spot on against the final cost of her project. That is not a promise every estimate makes. It is what happens when the detail gets worked out here instead of after the wall is already open.

    Layout gets settled first: where a wall moves, where plumbing or a range relocates, how the room is going to work day to day. Materials get chosen against that layout, not before it. Anything that looks like it could complicate the job, moving a drain line, a load bearing wall, an awkward ceiling height, gets named and worked through here, while it is still a drawing and not a demolished room.

    You see the new space before it is built, and you can ask for changes. Cabinet layout, fixture placement, finish choices, all of it gets adjusted at this stage while adjusting it is still simple. The final decision on every one of those choices stays yours. What Avid Builders brings is the discipline of settling them now, so the proposal that follows is built on a real plan instead of a rough guess.

    Proposal and contract

    Once the design stage has worked through the layout, materials and the parts of the job that are easy to underestimate, you get a detailed written proposal, not a one-line number.

    The proposal sets out the scope of the work, the materials involved, and the next steps to get the project moving. You go through it together, so nothing in it is a surprise, and so you understand what you are agreeing to before you sign anything.

    Once it is signed, the project is scheduled and materials are ordered. That is the decision this stage asks of you: whether the plan and the proposal built around it are right, and whether you are ready to commit to it.

  4. 04

    Construction

    This is where the plans become the room. It is managed carefully, with the kind of communication Avid Builders' own customers keep naming in reviews written years after their project finished.

    Because the layout and materials were decided in the design stage and set out in the signed proposal, there is very little left to decide once construction starts. What you get instead is visibility: knowing what is happening in your house and why, from people who have already walked you through the plan once.

    Lamont Steinwand runs the projects and stays the person you talk to. Terry is the main trimmer and foreman on site. If something needs a decision along the way, that is a phone call, not a surprise at handover.
